How to bid

Once you have registered and found the home(s) you are interested in, you can bid in a number of ways:

Number of bids

You can only bid for advertised homes that you are eligible for up to a maximum of 5 per week. However, it is advisable that you bid only on the homes in which you would wish to live. Within the advertising cycle you can withdraw bids that you have made and bid on alternative homes if you wish to do so.

Offers

All bids received will be put in order to produce a list of eligible applicants for each home advertised - this is called a shortlist. If your name is at the top of the list you will normally be contacted by the partner landlord and advised that some verification is required before you are invited to view the home (unless there are reasons why we are unable to do this, for example, you have rent arrears or legal action is being taken against you for breach of tenancy conditions).

Normally a member of staff from the partner landlord will visit you at home but sometimes they will ask you to visit their office. You will be asked for information which could include:

  • Proof of voluntary community contribution or economic contribution
  • Proof of child access
  • References for current and/or former landlords
  • Proof of ID

We will also carry out affordability checks to see if you are able to afford the rent on the property. If the checks shows that you are unable to afford the rent, or you do not provide the necessary evidence, we will not be able to proceed with the offer.

Once all these verification checks have been done, and provided that the information is satisfactory, you will be formally offered the property.

Whilst all these checks are being done you will be matched to the property and will not:

  • be able to bid for any other properties, or
  • be considered for any other properties you have already bid for.

If we are unable to offer a home to the customer at the top of the list then we will move to the next customer and so on.

If you decide to refuse the home offered it will be offered to the next person on the list. Your application will be suspended if you unreasonably refuse 3 offers in a 12 month period. Examples of unreasonable refusals include (but are not limited to):

  • Area unsuitable
  • Failure to respond to an offer
  • Repeated bids on property type or area that you have previously refused or deemed unsuitable
  • Personal circumstances e.g. not ready to move

If you are offered a home you will not be short-listed for other homes until you have decided to either accept or refuse the offer.
